    Why We Oppose

    We’re not opposed to development. We’re opposed to adding another gas station to a location that already has several nearby. This isn't the only option. The property is already zoned NS (Neighborhood Services), allowing a range of neighborhood-serving businesses and services. We want thoughtful growth. Charlotte is growing rapidly, but growth doesn't mean every commercially viable use is appropriate for every location.

    Our concerns are straightforward:

    There are already multiple gas stations serving this area (see red dots in the photo). We question whether another one is the best use of this property.

    Traffic is already a concern. The City has determined that a Traffic Impact Study is needed as part of the rezoning review.

    The site borders established neighborhoods and community uses. We believe noise, lighting, traffic, safety, and overnight activity deserve careful consideration.

    We believe this corner can be developed without becoming another gas station — and we want the community to have a meaningful voice in what comes next.

    What could this site contribute to our community?

    This is a prominent commercial location in a growing area. Rather than assuming another gas station is the best use, we'd like to see consideration given to uses that address needs residents actually experience.

    Then perhaps:

    📮 Postal services
    📚 Library/community space
    🛍️ Neighborhood-serving retail
    ☕ Local restaurant/café
    🏥 Medical/community services

    We're not asking the city to promise that one of these uses will occupy the site. We're asking whether another gas station is truly the best use of a limited commercial opportunity.
